Getting Ready to Sell Your Own Home FSBO
By Alan Kirchain Getting your home ready to sell is of utmost importance. Having a presentable property can be challenging if you have let things go for a while. In the next few paragraphs I’d like to outline some ideas on how to make your home safe and ready to show. The number one item on your list of things to do should be to get the exterior cleaned up. Cleaning up the yard and cleaning the exterior is important to your overall success. Depending on your home exterior, pressure washing would be highly recommended, or performing whatever maintenance is required to make the outside look up to snuff. This can make a drastic difference in how your home is perceived by prospective buyers. Doing this will make your house more appealing to look at and there for attract more potential buyers. Remember first impressions last so make it look good. Jim Edwards book “Selling Your Home Alone” actually offers a comprehensive list of items to, and a checklist to ensure they are completed. This is a great way to cover all the basics. The interior of your home should be in first class condition. Giving it a good cleaning from top to bottom is an absolute must. This would include cleaning out windowsills, smudges off of walls, electrical wall plates, etc. You might even consider repainting a wall or two if necessary. Keep in mind that neutral colors are best, a home improvement store like the Home Depot can help you if you need suggestions or ideas. Let your thought process guide you in knowing that nothing is to small to go unnoticed so be as detailed as possible. Over time we as homeowners tend to let little things go, a squeaky door or a running toilet are easily overlooked during our day to day routines, but a prospective buyers will notice imperfect items quicker that a sled on an ice mountain. One closing thought avoid making major improvements now that you’re wanting to sell. Now is not the time to start a major remodeling project. If you’re in the middle of a project then by all means finish it but the majority of your focus should now be on developing your systematic marketing plan. This is what is going to bring buyers to your doorstep. By following your marketing plan you’ll have the greatest opportunity to be successful in selling for sale by owner. After it’s cleaned up your next project is to see how much your home is worth. My recommendation is that you get an easy to read guide because it can give you a step by step plan, which allows you to leverage your time and sell your home fast . One such guide is available from FSBO expert Jim Edwards. Because of his expertise he has compiled his tips tricks and techniques and put them in a easy to understand guide called "Selling Your Home Alone" In it he explains every step from start to finish when it comes to selling your home.
